Home Information Pack
The Home Information Pack (also known as the HIP) is compulsory for most homes on the market in England and Wales.
From 6 April 2009, important changes will be made to HIPs. This means better information will be available from the first day a property is put on the market.

Commercial EPCs
It is a requirement by the Energy Performance of Buildings Directive that all commercial buildings greater than 50m² total floor area, and having a heating or cooling system, must be assessed for energy performance from 1st October 2008.
Assessors will inspect buildings' heating, hot water system, air conditioning, insulation/thermal characteristics, lighting, the position and orientation of the building, solar systems and indoor climate conditions.

Display Energy Certificates
Display Energy Certificates are only required for buildings with a total useful floor area over 1,000m² that are occupied by a public authority or institution providing a public service to a large number of persons and therefore visited by those persons.
The Certificates are valid for 1 year and accompanying advisory report is valid for 7 years.
The requirement for DECs came into effect 1st October 2008.
